What does turnkey include?
Plumbing & electrical ready for hook-up, insulated roof & floors, mini-split, solid log structure. Freight quoted after a route review. Free setup and hookup when water, sewer, and power are stubbed within 5 ft of a finished pad built to our pad spec.
What wood?
Yellow pine (standard) or cypress (+15% on total cabin price). Peeled, air dried, milled three flats.
Is the porch in the exterior size?
Yes. Listed sizes include a 4′ porch. Enclosed living is width × (length − 4′). Check your county’s minimum square footage.
How does payment work?
Cash only. 50% holds a build slot · 40% at build · 10% at delivery. Custom drawings start with a $5,000 prints deposit, refundable until we confirm in writing that drafting has started.
Can I get a custom layout?
Yes. Custom is $250 per enclosed sq ft (porch and loft not counted), up to 50′ long. $5,000 prints deposit, refundable until drafting starts.
Do you offer financing?
No. Cash only.
When do you build?
Building starts January 2027. About two cabins a month. 2027 slots open.

Which states need modular approval?
Tennessee, Pennsylvania, New York, North Carolina, Colorado, California, and Massachusetts go through state modular approval. We handle the licensing. A $5,000 deposit (refundable until your final plans go to the state) holds your slot there and counts toward the 50%. These states may require a different foundation or design loads.
What’s on the buyer?
Pad, utilities to the pad, building permits, and skirting. Freight is quoted by route.
