What does turnkey include?
Plumbing & electrical ready for hook-up, insulated roof & floors, mini-split, solid log structure. Delivery separate.
What wood?
Yellow pine from local Missouri forests — peeled, air dried, milled three flats.
Is the porch in the exterior size?
Yes. Exterior dimensions include a 4′ porch.
Is delivery included?
No. Freight is quoted to your site.
How does payment work?
50% deposit to lock · 40% when build starts · 10% on delivery.
Can I get a custom layout?
Yes. Custom layouts need a 5% non-refundable deposit to start design. Standard brochure layouts follow the normal 50/40/10 schedule.
Do you offer financing?
No. We do not offer financing. Payment is 50% deposit, 40% at build start, 10% on delivery (custom design starts with a separate 5% non-refundable deposit).
How long is the wait?
About 6–12 months. Small shop, limited capacity.
