Modular states
We build to modular. In Tennessee, Pennsylvania, New York, North Carolina, Colorado, California, and Massachusetts, units go through state modular approval — we handle the licensing. In those states a $5,000 deposit (refundable until your final plans go to the state) holds your slot and counts toward the 50%. These states may require a different foundation or design loads.
